The first step in our proven process is preparing your property for rent, which includes thorough maintenance and quality control inspections. Explore the steps below to learn more about how we ensure your property is rental-ready.
A Leasing Manager will perform a thorough walkthrough of the property and prepare a detailed report highlighting any necessary repairs, painting, or cleaning. Additionally, they will identify any special features of the home and address any safety concerns that may arise.
We will share the report with you shortly. Following that, the Leasing Manager will provide a projected timeline for completing the noted items, along with a target date for listing the home on the market.
The report will be distributed to our network of qualified vendors, ensuring the work is completed efficiently and at a competitive price. For any projects that exceed the maintenance limit, we will provide an estimate for your approval before proceeding.
The Leasing Manager will oversee the scheduling and execution of tasks to ensure they are completed by the target date.
Upon completion of all work, we will conduct a thorough quality control walkthrough. Our team will review and process invoices for the work completed, ensuring timely payment on your behalf.

Over the past years, we’ve discovered that many maintenance requests can be minimized through effective troubleshooting with our tenants. To reduce the need for vendor visits, we've developed a comprehensive library of troubleshooting videos and step-by-step guides. Our goal is to address issues promptly and efficiently, ensuring we resolve concerns without incurring unnecessary costs.
When a maintenance request necessitates a vendor, we leverage our extensive network of trusted, high-quality professionals to ensure the job is completed efficiently and effectively.
All non-emergency projects exceeding $500 will require your approval.
Vendors promptly submit their invoices for completed work, and we request accompanying photos of the finished projects.
Tenants can reach our after-hours emergency line via text or call, ensuring that our vendors are available to assist 24/7.
Step 7
Property Performance Tracking: Comprehensive monthly and annual financial reports.
We’re here to help you maximize your rental property's potential. That’s why we provide curated financial performance documents to ensure you get the most from your investment.
On the 15th day of each month, you will receive an owner statement detailing the income and expenses from the previous month.
Monthly expenses will be listed on your owner statement and you will receive a detailed invoice and photos of the work performed.
In January, we will provide you with a detailed Cash Flow statement for the previous year. This statement will outline all income and expenses related to your property. Please share this document with your tax preparer, along with any other expenses you may have incurred outside of the trust account.
Step 8
Annual property walk throughs.
Our goal with annual inspections is to proactively address property concerns before they escalate into significant expenses. Explore our annual inspection procedures below to learn more about how we protect your property.
In California, landlords are accountable for maintaining essential safety features in their properties, including smoke and carbon monoxide alarms. We ensure these alarms are correctly installed, not expired, and functioning properly to safeguard the well-being of all residents.
All plumbing fixtures are thoroughly inspected for visible signs of water damage to ensure prompt mitigation before the issue escalates.
High-quality photos of both the exterior and interior of the home are captured, accompanied by detailed notes on its overall condition.
A dirty or improperly installed furnace filter can cause inefficiencies and potential damage to your HVAC system. We provide tenants with guidance on the filter's location and instructions for proper replacement. After our inspection, we will follow up to ensure the filter has been changed as needed.
We capture a variety of general photos of the property to provide you with a comprehensive overview.
You can conveniently access and review all walkthrough reports through your online portal, making it easy to refer back whenever needed.
Step 9
Your dedicated property manager will proactively reach out to discuss your lease renewal offer.

We conduct thorough research on comparable properties to determine the optimal rental rate for your renewal offer. Our collaborative approach ensures that we craft an offer that enhances the likelihood of a successful renewal.
We will prepare the lease extension, including all annual disclosures mandated by law. Our team will manage all negotiations with the tenant to ensure a smooth process. Once the tenant has signed, we will also sign the renewal agreement on your behalf. The renewal document will be uploaded to your owner portal, allowing you to access it at any time.
Step 10
Coordinating move-outs and managing security deposit refunds.
When tenants are ready to move out, we coordinate the entire process, including inspections and the disbursement of security deposits, all in accordance with California law.
Detailed guidance is provided to tenants vacating the property, outlining the required condition for the property and the steps for returning possession to us.
Tenants have the legal right to request a Pre-Move-Out Inspection, which helps identify potential deductions from their security deposit and allows time to address any issues before moving out.
We initiate the process of transferring utilities back to our name to ensure services remain active during the vacancy. This ensures smooth facilitation of necessary repairs, cleaning, and property showings until the unit is leased again.
A Leasing Manager conducts a final inspection, similar to the initial walkthrough, to assess any required repairs, painting, or cleaning. Items that need attention and can be deducted from the security deposit will also be documented.
Following state regulations, any remaining security deposit funds will be returned to the tenants within 21 days, along with a detailed statement and copies of invoices for any deductions.
Step 4
Simplifying the collection and disbursement of funds.

The majority of our tenants conveniently pay their rent and security deposits through a secure online portal.
We implement a “full month accounting” approach, where the rent collected for the month is retained to cover expenses. On the last business day of each month, the rent is directly deposited into your account. This method eliminates the need for an ongoing reserve, allowing your statements to reflect a complete calendar month.
In the uncommon event of an eviction, we manage the entire process seamlessly. This includes issuing a notice to pay, filing an unlawful detainer through our legal counsel, representing you in court if required, and coordinating the sheriff’s lockout as needed.

We actively market your property and handle all tenant showings.

We will capture high-quality marketing photos of your property, showcasing its unique features as well as the community amenities.
Utilizing advanced 3D camera technology, we provide an immersive virtual walkthrough of the property. This innovative approach allows prospective renters to explore an accurate and detailed layout online, enhancing their understanding of the space.
A tailored ad description will be crafted to showcase the home's unique features and amenities. This description will also include essential details such as included utilities, special lease terms, and any other relevant information to attract potential tenants.
The listing will be showcased through Zillow's premium paid service and will be syndicated across top real estate websites, including Redfin, Trulia, HotPads, Realtor.com, and Apartments.com, ensuring maximum visibility.
A lease will be drafted that incorporates detailed information about the property, along with any necessary disclosures, to guarantee full compliance with all local, state, and federal regulations.
Our properties will feature self-access showings, enabling prospective renters to explore the home at their convenience, seven days a week. After a preliminary screening, each prospective renter will receive a unique one-time code to access keys stored in a lockbox on the property. After their showing, we encourage them to provide feedback and will send a link to our rental application.

When tenants breach their lease terms, we take prompt action to address the issue and actively follow up to ensure they return to compliance as quickly as possible.
